Every season has a maintenance list, but fall’s list is the one where skipping costs the most, for four reasons worth stating plainly.
The weather deadline is real. Mortar, concrete patching, sealants, caulk, roof cement, and paint all have minimum application temperatures. Once nights drop below freezing, a whole category of repairs simply cannot be done properly until spring, which means a problem found in November may go unfixed for five months while winter works on it.
Winter magnifies small defects. A gutter that overflows in July makes a puddle. The same gutter in January contributes to ice at the roof edge that forces water back under the shingles. A hairline crack in a chimney crown takes on water, freezes, and grows. Freeze-thaw cycling is the mechanism that turns minor problems into structural ones, and it only runs in the cold months.
Contractor availability inverts. In September, companies have openings, will schedule around you, and quote normally. The roof and roofline checklist
The roof is the most consequential thing to look at in fall and the one you should least often climb. Almost all of it can be done from the ground with binoculars.
Look for missing, lifted, curled, or cracked shingles, especially along ridges and on the windward side. Look for bald patches where granules have worn away, which show up as darker areas and as granule accumulation in the gutters. Check the flashing at every penetration: chimney, vent stacks, skylights, and the joints where a lower roof meets a wall. Flashing failures cause more leaks than field shingle failures do.
Check the ridge and soffit vents for blockage, since attic ventilation is what keeps the roof deck cold enough to reduce ice dam formation in winter. Look at the roof edge for any lifted drip edge. Trim back any branch overhanging the roof. Branches abrade shingles in wind, drop debris that clogs gutters, and become a serious hazard under snow and ice load. Gutters and drainage
Water management is the highest-value system on the fall list, and it extends well past the gutters themselves.
Clear the gutters after leaf drop is mostly finished. That timing is the tension in the fall schedule: too early and they refill, too late and you are booking into the cold. Confirm each downspout runs clear, since the blockage that causes overflow is more often in a downspout elbow than in the trough. Then follow the water past the downspout. Every downspout should discharge several feet from the foundation, onto a splash block, an extension, or into a drain that carries it away. A perfectly clean gutter system that dumps at the base of a wall is still delivering roof water exactly where you least want it, and that single detail is behind a large share of wet basements.
Check the grade around the house. Soil should slope away from the foundation, commonly cited as roughly six inches of fall over the first ten feet. Settled soil against a foundation wall creates a trough that collects water, and fixing it costs a few hours with a shovel and some fill.

The heating system checklist
The heating system is the one whose failure is a genuine emergency, which is why it gets serviced before the season rather than during it.
Book a professional tune-up for early fall, illustratively $100 to $200 for a standard furnace visit. Anything that burns fuel and vents through a flue needs a look before the season it is used in, and fall is when the trade’s calendar goes from open to weeks-deep.
Book an inspection annually and a sweep when the buildup calls for it, using the commonly cited trigger of roughly an eighth of an inch of creosote. Do the homeowner checks first so you can describe the situation when you call. Open the damper and confirm it operates and seals. Look up the flue with a flashlight for obvious blockage, nesting material, or heavy buildup. From outside, look at the cap and the crown, since a missing cap is the most common finding and the cheapest fix. Check the flashing where the chimney meets the roof.
Gas fireplace owners should not skip this on the theory that no smoke means no problem. The venting path, the pilot and valve, the gaskets on sealed units, and the log placement all matter, and venting failures involve combustion gases rather than soot.

Windows, doors, and air sealing
This is the cheapest tier on the entire list and the one with the most immediate payback, because every leak you close is a leak you stop paying for all winter.
Walk the house on a windy day with the back of your hand near every window and door perimeter, and mark what you feel. Replace failed weatherstripping on doors, add or replace door sweeps, and caulk gaps in trim and around window frames on the interior. On the exterior, caulk the joints where dissimilar materials meet, siding to trim, trim to masonry, and around penetrations, using a sealant rated for the temperatures you actually have.
Look for the less obvious leaks. Electrical outlets and switches on exterior walls take inexpensive foam gaskets. Attic hatches are commonly uninsulated and unsealed and can be one of the largest single leaks in a house. Basement rim joists are another. Dryer vent flaps, mail slots, and pet doors all leak when their seals age.
Check the windows themselves. Locks pull sashes tight, so a locked window seals better than a closed one. Look for fogging between panes, which indicates a failed seal, and for sashes that no longer close square. Storm windows and insulated cellular shades are the middle path where full replacement is not in the budget, and heavy curtains on the coldest side of the house cost very little.
Plumbing and freeze protection
This tier is short, urgent, and cheap, and it prevents the single most destructive failure a house can have in winter.
Disconnect every garden hose. A hose left attached to a spigot traps water at the valve, and that trapped water is the most common cause of a burst pipe just inside the wall. Frost-free spigots are not exempt; they only drain correctly with the hose removed.
Shut off the interior valve feeding each outdoor spigot, then open the spigot outside and leave it open so residual water drains and any remainder has room to expand. Drain and store hoses, and shut off and drain any outdoor kitchen, shower, or hose reel plumbing.
Insulate exposed pipe in unheated spaces: crawlspaces, garages, attics, and along exterior walls in basements. Foam sleeves cost very little and go on in minutes. In severe climates, heat cable is an option for the few runs that need more, installed per its instructions.
Find and label the main water shutoff, and make sure everyone in the house knows where it is and can operate it. In a burst-pipe event the difference between two minutes and twenty minutes of water is the difference between a mop and a claim.
Two more small ones: know how to shut water to individual fixtures, and if you will be away in winter, set the thermostat no lower than the mid fifties, open cabinet doors under sinks on exterior walls, and have someone check the house. A vacation with the heat off is how homes get destroyed.
The home winterization checklist
Everything above is fall maintenance. This section is specifically the home winterization checklist, meaning the subset of jobs whose deadline is the first hard freeze rather than the end of the season. If time is short, this is the list to finish first and the rest can wait.
- Disconnect, drain, and store every garden hose.
- Shut off interior valves to outdoor spigots, then open the spigots outside and leave them open.
- Blow out or drain the in-ground irrigation system and insulate the backflow assembly.
- Insulate exposed water pipe in crawlspaces, garages, attics, and against exterior walls.
- Locate, label, and test the main water shutoff.
- Service the heating system and replace the filter, then run a full heating cycle to confirm it works.
- Confirm combustion venting is clear, including high-efficiency intake and exhaust terminations that snow could bury.
- Test every smoke and carbon monoxide alarm and replace batteries.
- Clear gutters and downspouts so meltwater has somewhere to go.
- Seal the largest air leaks: door sweeps, weatherstripping, attic hatch, rim joists, and outlet gaskets.
- Confirm attic insulation depth and that soffit vents are not blocked, which is the ice dam defense.
- Reverse ceiling fans to push warm air down, and stage snow removal tools and ice melt before you need them.
The distinction matters because the two lists have different consequences for slipping. A deck that does not get sealed until spring is a cosmetic loss. The irrigation and outdoor water checklist
In-ground irrigation is the freeze-damage category homeowners most often forget, because the system is invisible for six months and its most expensive component sits in plain sight.
The shutdown has two parts. The lines have to be emptied, either by gravity through manual or automatic drain valves or by a compressed-air blow-out, and the above-ground backflow assembly has to be insulated or removed. While you are outdoors, handle the rest of the water. Drain and store hoses and reels. Shut down and drain outdoor showers, hose bibs on detached structures, and any water feature or fountain, and store pumps indoors. Drain and store or cover rain barrels. Yard, trees, and hardscape

Deck, fence, and exterior wood
Exterior wood takes its worst beating in winter, and a small amount of fall attention buys years of life.

Check the structure while it is empty. Push on railings and posts, look for loose or rusted fasteners, probe suspect wood with a screwdriver near the ground and near the ledger, and look at the flashing where the deck attaches to the house. Sealing and staining are weather-dependent. Most products want dry wood and daytime temperatures within a stated range, so if the window has passed, note it for spring rather than applying a coating that will not cure. Fences get the same treatment: clear vegetation off them, check posts for movement at the base, and reset or repair loose sections before the ground freezes, since post work is unpleasant to impossible in frozen soil. Siding, trim, and foundation
Walk the exterior slowly once, ideally with a notepad, because most of what matters is visible from the ground.
On the siding, look for cracked, loose, or missing pieces, for gaps where sections meet trim, and for any area holding moisture or showing staining below a gutter or a window. Check caulk joints at windows, doors, corners, and penetrations and reseal what has failed. On the trim and soffits, look for peeling paint, soft wood, and any entry points where squirrels, birds, or insects could get in. Fall is when animals look for winter quarters, and an open soffit is an invitation.
At the foundation, look for new cracks, particularly horizontal ones, for efflorescence, and for soil that has settled against the wall or slopes toward the house. Close foundation vents in climates where that is the practice, and check that window wells drain and are covered.
Inside, check the basement or crawlspace for damp, musty odors, or staining that has appeared since spring, and run the sump pump. Attic, insulation, and ice dams
The attic is where heating money escapes and where ice dams are made, and both problems have the same root: warm air leaking into a cold attic.
Check insulation depth against what your region calls for, and look for compressed, displaced, or missing areas, particularly at the eaves where insulation often gets pushed into the soffit vents. Blocked soffit vents defeat the ventilation that keeps the roof deck cold.
Seal the air leaks before adding insulation, because insulation slows heat transfer but does not stop air movement. The usual suspects are the attic hatch, recessed light housings, plumbing and wiring penetrations, bath fan housings, and the top plates of interior walls. Sealing those is inexpensive and is the step that actually reduces ice dam risk.
Confirm that bath and kitchen exhaust fans vent to the outside rather than into the attic, which is a surprisingly common defect and a moisture disaster in cold weather.
Look for signs of what has already gone wrong: daylight through the roof deck, staining on the sheathing, matted insulation under a leak, or rodent activity. All are easier to address in October than after a snow load.
The ice dam mechanism is worth understanding because it explains the whole tier. Heat leaking into the attic warms the roof deck, snow melts, water runs to the cold eave and refreezes, ice builds, and subsequent meltwater backs up under the shingles. Prepare for outages. What to do yourself and what to hire out
The dividing line for this particular list is unusually clean, and it comes down to height, equipment, and combustion.
Hire anything at height. Roof work, gutter cleaning on a two-story home, and upper-exterior repairs. Ladder falls are among the most common serious home-maintenance injuries, and the recurring cost of hiring is small against that risk.
Hire anything needing specialist equipment. An irrigation blow-out needs a compressor with real air volume, and a flue inspection needs a camera. Both are cheaper bought as a service than rented for one afternoon.
Hire anything involving combustion, gas, or refrigerant. Furnace service, chimney and venting inspection, and any gas appliance work. These have failure modes that are invisible and dangerous.
Do the rest yourself. Filters, weatherstripping, caulk, outlet gaskets, hose bibs, alarm batteries, attic hatch sealing, yard and leaf cleanup, deck clearing, equipment winterizing, storm kit staging, and every inspection walk in this checklist. Sequence matters here more than in most maintenance, because two of the jobs are pinned to weather in opposite directions.
Weeks one and two, early September. Make the calls. Book the furnace tune-up, the chimney visit, and the irrigation blow-out now, while companies have open dates. Book the gutter cleaning for a date after your area’s leaf drop. Do the ground-level inspection walks so you know whether you need a roof inspection quote too.
Weeks two and three. Do the free work: filters, alarm tests, hose disconnection planning, weatherstripping and caulk, attic hatch, outlet gaskets. Order supplies once rather than making five hardware trips.

A 2,100 square foot two-story house in a region where the first hard freeze commonly arrives in late October. It has a gas furnace, one wood-burning fireplace, in-ground irrigation with six zones, about 185 feet of gutter, and four mature trees, two of them overhanging the roof.
Early September, phone calls. Furnace tune-up booked for late September at $150. Chimney sweep and inspection booked for early October at $250. Irrigation blow-out booked for the third week of October at $125. Gutter cleaning booked for mid November at $175, after leaf drop.
Mid September, one weekend day. Filters replaced, all alarms tested and batteries replaced, weatherstripping on two doors and caulk at six windows for about $75 in supplies, attic hatch weatherstripped and insulated, outlet gaskets on exterior walls, ground-level roof and siding walk with notes.
